Mathematical Formula

M = P * [ i(1 + i)^N ] / [ (1 + i)^N - 1 ]

Overview & Explanation

A mortgage loan calculator computes monthly principal and interest payments over the life of a loan.

How It Works

  • Principal P is total property value minus down payment.
  • Monthly interest rate i is the annual rate divided by 12 months.
  • Total payment count N is loan term in years multiplied by 12.

Practical Applications

  • Estimating home affordability and monthly budgeting.
  • Comparing 15 year vs 30 year mortgage payment structures.
  • Calculating total interest paid over the mortgage duration.

How the monthly payment is calculated

A standard repayment mortgage uses the amortisation formula M = P × r × (1 + r)^n / ((1 + r)^n − 1), where P is the loan amount, r is the monthly interest rate (annual rate ÷ 12) and n is the number of monthly payments. Every payment is the same, but the split changes over time: early payments are mostly interest, and later ones mostly repay principal.

This is why paying extra early in the loan saves so much interest: each extra rupee or dollar reduces the balance on which all future interest is charged.

Worked example

Borrowing 30,00,000 at 8.5 percent for 20 years: r = 0.085 / 12 = 0.007083 and n = 240. (1 + r)^240 ≈ 5.44, so M = 30,00,000 × 0.007083 × 5.44 / 4.44 ≈ 26,035 per month. Over 240 months you pay about 62.5 lakh in total, so roughly 32.5 lakh is interest — more than the amount borrowed.

What else to budget for

The monthly payment is not the whole cost of owning a home. Add property tax, insurance, maintenance (often 1 percent of the home value a year) and, in India, stamp duty and registration charges at purchase. Many lenders cap total EMIs at about 40 to 50 percent of take-home income; staying well below that leaves room for emergencies. For floating-rate loans, test the payment at a rate 1 to 2 points higher to see if it would still be affordable.

Worked Example: $300,000 Home with 20% Down Payment at 6.5%

Calculate monthly mortgage payment for a 30 year term.

1

Net Loan Principal

$300,000 - $60,000

= $240,000
2

Monthly EMI Payment

Formula computation with i = 0.005417, N = 360

= $1,516.96 / month

Frequently Asked Questions

How is monthly mortgage payment calculated?
Monthly payment includes principal repayment and interest calculated using standard amortization formulas.
How does down payment affect monthly payment?
A larger down payment reduces loan principal, lowering monthly payments and cumulative interest.
Is a shorter tenure better?
A shorter tenure raises the monthly payment but cuts total interest sharply. Choose the shortest tenure whose payment you can comfortably afford.
